dc.description.abstractABSTRACT In today´s society, the need for centrally located housing has increased, concurrently with large cities urbanization. An increasingly common solution to this problem is to change loft spaces into apartments. In cooperation with Tengbom Group AB, at the request of Familjebostäder AB, the purpose is to explore the possibility of converting the loft at Hedåsgatan 19, Gothenburg to rental apartments and to evaluate what kind of home that is best suited to establish. This includes rental units for three types of housing, student apartments, accommodation for two persons and accommodation for four people or more. The aim is to present the proposal best suited and reasonable to carry out, based on overall qualities of the different layouts. Main focus of the project lies in the design of apartments with god residential qualities. Consideration is given to existing installations, accessibility requirements and fire and acoustic requirements. After inventory of the loft and important information from the City Planning was collected, the presented proposal was developed, with guidance and assistance of Magnus Thureborn and Kerstin Sandholt at Tengbom Group AB. Furthermore, conversations were held with Sven-Olof Augustsson at Stiba, regarding acoustics and existing roof structure. As consumers placing greater demands on its housing increases the difficulty in finding a balance in what is profitable to build and desirable to live in. It has been shown twice as expensive to convert a loft into housing, compared to new construction on the ground. This result in difficulties to be reimbursed on the capital invested in rental properties, compared to cooperative apartments which can make a huge profit on a sale. In the current state description, conditions for the project as it looks today are given. This includes site plan, floor plan, roof truss, existing shafts, elevator´s function, positioning of windows, and appearances of the stairwell. Under the lofts given prerequisites the changes that need to be done concerning the support structure, fire, acoustics and accessibility requirements are presented. After following common modifications to the stairwell and windows have been presented, four proposals for floor plans have been drawn up, one of the student housing, two for accommodation for two persons and one on an accommodation for four people or more. After the analysis of the four proposals, it was found that the two small student flats were not optimal in their design and that it does not feel appropriate to install a new shaft and with that interfere in the underlying apartments. Nor is the home for four people or more current when the need for apartments is high and rent-setting would be excessive. Also the analysis showed, that a solution where a combination of the two layouts of accommodation for two people, is the most optimal. The reason for this is that they have different strengths that are desirable to keep.
